Cancellation Policy
Reservation must be cancelled within the allotted time to avoid charges. You may cancel up to 3 days prior to arrival for any arrivals between Jan 02, 2008 and Dec 23, 2008 (Dec 21, 2008 on Maui), and up to 30 days prior between Dec 24, 2008 (Dec 22, 2008 on Maui) and Jan 01, 2009. If a reservation is not cancelled prior to the cancellation deadline, the 2-night deposit will be forfeited. See below under "Deposit Guarantee" section for more information.

A reservation that was not honored will result in a no-show charge, and either the advance deposit will be forfeited or the credit card will be assessed a cancellation charge.

Cancellations due to an exceptional circumstance, i.e. hurricane, earthquake, airport closure due to strong weather conditions, strike, war or other reasons of a like nature, will not be charged a cancellation fee. Under such circumstances a directive from the Corporate Office will authorize a cancellation fee waiver without penalty.

Deposit Guarantee
A deposit of 2 nights per room is required to guarantee a reservation

Deposits may be made with the following major credit cards (American Express, MasterCard, Visa, Diners Club, Carte Blanche, Japan Credit Bureau (JCB), and Discover Card). Deposits will be charged immediately. Reservations without advance deposits are subject to automatic cancellation without notice.

A 2-night deposit per room is required at the time of booking for the following:

OAHU/KAUAI/BIG ISLAND: For the period of 1/2/08 - 1/1/09
Deposits may be forfeited if cancellation is not received as follows:

  • 3 days prior to arrival for any arrivals on 1/2/08 thru 12/23/08
  • 7 days prior to arrival for any arrivals on 1/2/08 thru 12/23/08 at the ResortQuest Waikiki Beach Tower
  • 30 days prior to arrival for any arrivals on 12/24/08 thru 1/1/09

MAUI: For the period 1/2/08 - 1/1/09
Deposits may be forfeited if cancellation is not received as follows:

  • 3 days prior to arrival for any arrivals on 1/2/08 thru 12/21/08
  • 30 days prior to arrival for any arrivals on 12/22/08 thru 1/1/09

Deposit Refund
Allow 3 to 4 weeks, or 1 to 2 statement billing cycles, for the processing of refunds. Specific inquiries regarding deposit refund requests should be directed to the property.

Rates, restrictions, and information are subject to change without notice. All offers are subject to program availability. Rates listed are in U.S. dollars; commissionable to travel agents at 10% on all published rates. Not all restrictions are listed.

ResortQuest Hawaii's Tax Policy
All ResortQuest Hawaii daily room rates are subject to Hawaii General Excise Tax, Hawaii Hotel Room Tax and County Surcharge Tax (Oahu only), amounting to 11.962% tax on Oahu and 11.416% tax on Maui, Kauai and the Big Island. Each tax is computed on the total charges exclusive of the other tax. Individual applicable taxes are as follows:

The following percentages are valid as of 01/01/2008
Hawaii General Excise Tax 4.166%
Hawaii Hotel Room Tax 7.250%
County Surcharge (Oahu only) 0.546%

Non-Smoking Policy
Out of concern for all of our guests, employees (STARS) and owners, ALL ResortQuest Hawaii hotels and condominium units managed by ResortQuest Hawaii have been designated as 'Non-Smoking Accommodations'.

Smoking is only permitted in designated areas which will vary by property. Appropriate Non-Smoking signage will be displayed at all times at the entrances to and within each hotel and resort property, including guest rooms. Upon check-in, guests are required to sign the "Non-Smoking Policy Acknowledgement Form" and will be advised of the following 'Smoke Elimination Fee.'

In the event a guest smokes or permits smoking in a ResortQuest unit, a 'Smoke Elimination Fee' of $425 will be posted to the guest account upon checkout or processed as a late charge on the guest account if the violation is reported after the guest has departed. The Smoke Elimination Fee may be subject to change.

The ResortQuest Hawaii Non-Smoking Policy has been developed in the best interest of all guests, STARS, owners, visitors, and service providers to minimize exposure to second hand smoke and to ensure compliance with State Law [Act 295 (2006)]:

The Hawaii State legislature enacted a new law, Act 295 (2006) effective November 16, 2006 which prohibits smoking in all enclosed or partially enclosed areas open to the public in order to ensure a consistent level of basic protections statewide from exposure to secondhand smoke. The term "enclosed or partially enclosed" is defined under the law as any space closed in by a roof or overhang and at least two walls, including, but not limited to, restrooms, lobbies, reception areas, hallways, interior courtyards, patios, covered walkways, bars, hotel and motel rooms, lanais, restaurants, retail service establishments and retail stores. Persons who smoke in prohibited areas may receive a citation and a fine of not more than $50 per violation.

Please note that ResortQuest Hawaii does not manage all condominium units in a condominium complex and therefore, some units and common areas are not subject to our control.

Pet Policy
ResortQuest Hawaii has a No Pets policy. However, the following is specific ADA information addressed under the American with Disabilities Act Law:

With regard to service animals like seeing eye or hearing ear dogs, a public accommodation including hotels, restaurants, stores, etc., must permit individuals with disabilities to use service animals in its facilities unless to do so would fundamentally alter the nature of the goods or services provided or would affect safe operations. Only in very rare circumstances could a public accommodation refuse to permit use of a service animal. Most sanitation codes require a hotel guest room to be sanitized after being occupied by an animal. The cost of this sanitizing procedure cannot be charged to the disabled guest. A public accommodation however, is not required to supervise or care for a service animal.
